“Roof painting” can describe three very different jobs

One contractor may mean a cosmetic respray over a washed roof. Another may mean cleaning, repairs, ridge work, surface treatment, primer and two finish coats. A third may be quoting a full restoration in which coating is only the final phase. Those scopes should not share a price comparison column until the inclusions are aligned.

Dulux describes its Acratex Roof Membrane as a high-build acrylic coating for suitably prepared concrete or metal roofs in need of restoration. The key phrase is suitably prepared. The product page calls for a specified first and second coat and directs applicators to substrate-specific preparation guidance. A premium label on the drum cannot compensate for a dirty, unstable, incompatible or damp surface.

Roof paint also has limits. It can renew colour and provide a compatible protective finish on an appropriate substrate. It cannot stabilise loose ridge caps, replace cracked tiles, repair failed flashing, correct rust perforation or solve structural movement. Those defects must be diagnosed and treated before coating—or the roof should not be painted.

A current Melbourne trade guide places many homes around $2,500–$6,000 and roughly $18–$35 per square metre, while other national guides publish different per-square-metre ranges. That variation is a warning: online figures use different definitions, roof sizes and inclusions.

For planning, expect a small, accessible roof in sound condition to sit toward the lower end and a large, steep, multi-level or repair-heavy roof to rise materially. The roof area is not the same as the floor area; pitch, eaves, hips and additions increase the surface being prepared and coated.

The preparation sequence that earns its place in the quote

Preparation starts with material identification and condition assessment. Concrete tile, terracotta and metal roofs are not interchangeable canvases. Existing coatings need to be checked for adhesion and compatibility. Organic growth, dirt, oxidation, loose paint and efflorescence require different responses. Repairs must be completed and the roof allowed to dry within the coating manufacturer’s conditions.

Wattyl’s roof-coating data calls for loose, peeling and flaking material to be removed and mould treated before coating. Dulux directs applicators to substrate and project-specific specifications. Those instructions are why a quote should name more than “pressure clean”. Pressure, chemistry, rinse control, drying time and protection of gutters, solar equipment, walls and neighbouring property all matter.

  • Inspect the roof covering, ridges, valleys, flashings, fasteners and penetrations.
  • Identify the substrate and any existing coating rather than guessing from colour.
  • Complete agreed repairs and replace unsound components before coating.

Concrete, terracotta and metal: the substrate changes the answer

Monier says repainting concrete tiles can refresh appearance but does not improve waterproofing, and it advises that terracotta tiles do not require respraying because their colour is fired into the tile. That is a useful antidote to the claim that every faded or stained roof “needs sealing”. Different manufacturers and products have their own specifications, so the contractor should show why the proposed system suits your exact roof.

For metal roofs in Victoria, the BPC notes that metal-roof work sits within plumbing licensing requirements. Painting may be a standalone trade task, but repairs to the roof system, flashings or penetrations can cross into regulated work. The quote should identify who is responsible for each part.

How long should roof paint last? Ask a better question

Online lifespan claims commonly range from five years to well beyond a decade, but a universal number is not credible. Monier tells owners that repainting concrete tiles may need to be repeated about every five years to maintain appearance. Some coating systems and accredited-applicator programs advertise longer warranties when the substrate, specification and application meet their conditions. A warranty term is not the same as a guaranteed appearance or service life in every exposure.

The better question is: what exact system is proposed, on what substrate, after what preparation, at what coverage—and what does the written warranty actually cover? UV exposure, roof pitch, colour, coastal or industrial contaminants, previous coatings, drainage, workmanship and maintenance all influence performance.

  • Who issues the warranty: the contractor, manufacturer, or both?
  • Is it a product warranty, workmanship warranty, or a complete system warranty?
  • Are adhesion, colour fade, gloss loss and water entry treated differently?
  • Does it require an approved applicator, documented film build or product registration?
  • What exclusions apply to previous coatings, ponding, rust, movement, storm damage or maintenance?
  • What evidence will you receive that the specified products and coat quantities were used?

Colour, heat and rainwater: decisions beyond appearance

Roof colour affects solar absorptance—the proportion of solar radiation the surface absorbs. The National Construction Code uses solar-absorptance bands when assessing roof and ceiling energy performance, including climate-zone-specific settings. That does not mean a lighter repaint will automatically deliver a promised reduction in household bills; insulation, ventilation, ceiling configuration, glazing, shading and occupant behaviour also matter.

Choose colour with the whole house in mind: planning or heritage controls, existing gutters and fascia, surrounding streetscape, heat performance and the coating manufacturer’s available system. If roof runoff feeds a rainwater tank, confirm the complete coating system is suitable for the intended water use and follow the manufacturer’s reconnection and first-flush instructions. “Water based” alone is not proof of drinking-water suitability.

When roof painting is worth it—and when to walk away

Painting can be worthwhile when the roof covering is serviceable, the owner wants a renewed appearance, necessary repairs are completed and a compatible coating system can be applied to a stable surface. It can also make sense as one phase of a properly specified restoration rather than a standalone cosmetic job.

Walk away from painting when widespread tile or metal failure, structural movement, unresolved leaks, severe corrosion, unsuitable terracotta, friable materials or an unstable previous coating makes the roof a poor base. The honest recommendation may be targeted repair, cleaning only, specialist testing or replacement advice.
